Dry vs. Wet Method for Commercial Carpet Cleaning – Which is Better?

Giving your office carpets some good cleaning is essential. This process is  not only meant to remove stains as it is also a great way to keep your office clean, ensure the health and safety of your workers,  and improve and prolong the overall performance and life of your carpets.

Many office and facility managers seem to think that they should only clean their carpets if there are noticeable stains. But, this shouldn’t be the case. Carpets must be cleaned every 12 to 18 months. Cleaning must also be more frequent depending on the warranty information of your carpets.

There are two types of processes used for cleaning commercial carpets and these are dry and wet cleaning.

Dry Cleaning

While it uses little water, the process of dry cleaning carpets is often called surface cleaning. It is a convenient method of cleaning for high traffic areas that must dry as fast as possible. While this is not the best choice for full and thorough clean, dry cleaning can work well for those maintenance cleans.  

In the process of dry cleaning using an absorbent compound, a powder mixture with special cleaning solvents and agents are spread all over the carpet. It is then worked into carpet fiber using a special type of machine outfitted with the counter-rotating brushes. The powder will then absorb the soil in the carpet and after around 10 to 15 minutes of setting time, vacuuming will ensue to remove the powder mixture. 

Wet Cleaning

The wet cleaning process or also called steam cleaning uses HWE or hot water extraction. Here, the first step is to apply preconditioning shampoo on the carpet. The shampoo helps liquefy oil-based stains and soil. The machine will then spray the cleaning solvent over the carpet then suck it back up together with all the allergens and dirt stuck to the carpet. The special solution helps get rid of soil that might be stuck deep in the carpet fibers. 

A steam cleaning machine can be portable or truck-mounted. Both these machines offer specific benefits. The obvious advantage of using a portable machine is that it can be used in smaller spaces where the reach of a truck-mounted hose tends to be limited. However, truck-mounted units are more powerful and offer a better cleaning method overall and must be used as much as possible to ensure the best and most effective cleaning.
